SWK Region Experiencing Residential Boom
5 of the top 25 fastest-growing markets in the region!
The South Western Kentucky region has been experiencing phenomenal economic growth and expansion, with twenty-two industry expansions and new announcements resulting in over 2500 new jobs and nearly $3 billion in new capital investment since 2020. As a result, the region is seeing increased interest in residential development, with several communities experiencing rapid growth.
“We are seeing historic levels of residential development due to the rapid economic growth in the region, as well as a favorable tax environment. We are truly living up to our less taxing, more relaxing reputation while experiencing this rapid growth,” shared Carter Hendricks, Executive Director, South Western Kentucky Economic Development Council.
Regional housing highlights include:
- Oak Grove, Guthrie, Sharon Grove, Allensville, and Elkton rank among the fastest-growing residential markets in the state, per MSN analysis.
- Elkton was the 3rd fastest and Cadiz was the 6th fastest growing city in the state in 2023, per US Census estimates.
- There are nearly 750 new residential units planned in Christian County over the next twenty-four months.
- Over 15,000 workers commute to the South Western Kentucky region for employment, representing potential demand for residential development.
In additional news, the region has recently celebrated success with the announcement of Kitchen Food Company, Cinis Fertilizer, and Buc-ee’s, along with the continued construction of Toyota Boshoku’s newest facility, the expansion of Novelis, and the Ascend Elements project
“We continue to see interest from new companies and remain in discussion with several existing industries considering growth and expansion. With our recent success and untapped potential, the future appears very bright in South Western Kentucky and we will continue to see the demand for more residential development driving regional population growth,” shared Sharon Butts, Associate Director, South Western Kentucky Economic Development Council.
